Most inventory is post-2005 construction, so floor plans match what HK families expect: open kitchens, 4-bedroom layouts, primary suites with sitting areas, dedicated study rooms.

Bridgeland (newer), Towne Lake (lakefront, gated), Coles Crossing (more established), and Fairfield (long-running master-planned) are the four communities I tour most often.

Trade-off: 35–55 minute commute to the Texas Medical Center depending on traffic. Better for clients working energy-corridor or the Northwest, or remote.

Bridgeland

Newest large-scale master plan. Strong amenity build-out, lake access, top Cy-Fair elementaries. Premium pricing in 2024–2025. Builder mix: Highland, Perry, Westin, David Weekley.

Towne Lake

Lakefront and gated sections. Resort-style amenities. Higher HOA. Resale strong for waterfront lots. Quieter community feel than Bridgeland.

Coles Crossing

More established (2000s build), mature trees, established HOA. Lower MUD tax exposure. Frequently the value play vs Bridgeland.

Fairfield

Long-running master plan. Mature, multiple sections, multiple price bands. The deepest resale market in north Cypress.

What clients ask before touring Cypress.

MUD bond debt. Most newer Cypress subdivisions sit inside Municipal Utility Districts that financed infrastructure with bonds, and that debt is repaid through your property tax bill for years after the bonds are issued. Always verify the specific MUD before offer — some are paying down quickly, others are mid-bond.
