I don't cover all of Houston equally. I go deep where HK families actually buy: schools, Cantonese density, commute math, flood risk. Here's the honest read on each.

- CypressCy-Fair ISD. Newer construction, the deepest Cantonese-speaking concentration in the metro. Bridgeland, Towne Lake.
- KatyKaty ISD. Highest test scores, strongest college placement. Cinco Ranch, Cross Creek Ranch.
- Sugar LandFort Bend ISD. Most diverse, easiest TMC commute. First Colony, Telfair, Riverstone.
- TMC / SW HoustonInside the loop. For clinicians and families who want urban over suburban. Bellaire, West U, Meyerland.
- Waller / Hockley / TomballOuter NW. More land, lower entry, growing corridor. Best for acreage buyers and hold investors.
