When to choose close-in over the suburbs.

TMC-affiliated clinicians, residents, and fellows often want to live within 15 minutes of the campus. Bellaire, West University, and Meyerland are the established options.

Bellaire 77401 and West University 77005 are premium-priced for school quality and walkability. Meyerland 77096 offers more value but requires careful flood-zone work post-Harvey.

School district mix is complicated: Bellaire and West U have their own ISDs in pockets, Meyerland is HISD. Always confirm school assignment before offer.

Trade-off: smaller lots, older housing stock, higher cost-per-square-foot. The trade is walkability and commute.

Premium, walkable, Asian community ties, Bellaire HS draw. Mix of original 1950s–1970s, teardowns, and new builds. Verify flood and foundation carefully.

Highest-priced close-in. Top elementaries, lots of teardown / rebuild activity. Smaller lots, premium pricing, urban walk-to-coffee feel.

Meyerland

More accessible price point. Heavy Harvey flooding in 2017 — requires careful elevation work and flood-claim history check. Strong community, established Jewish and Asian families.

Braeswood / Linkwood

Tighter to TMC, mix of older homes and modern builds. Often the resident/fellow choice when budget is tighter.

Usually rent for residency, buy for fellowship or attending. The cost of a 3-year buy-and-sell (transaction costs, market risk, repair surprises) usually exceeds rental premium. Exception: if you're confident you're staying in Houston long-term and the rental savings are meaningful, run the math both ways.
