Katy ISD, Cy-Fair ISD, and Fort Bend ISD: comparing Houston's three suburban school districts

For families with school-age children, the school district shapes where you look and what you pay. Here is what to compare before you start touring.

The district sets the zone. The zone sets the neighborhood.

In Greater Houston, three suburban school districts account for most of the inventory that families with children ask about: Katy ISD to the west, Cy-Fair ISD to the northwest, and Fort Bend ISD to the southwest. Each covers a large geographic area with multiple communities inside it.

School district boundaries do not follow city limits or zip codes. A home's assigned school is tied to its specific address. Always verify the school assignment for any address directly through the district's online tool. Do not rely on zip code alone.

The three districts families ask about most.

01

Katy ISD

West Houston. Communities include Cinco Ranch, Cross Creek Ranch, Firethorne, LaCenterra corridor. Commute access to the Energy Corridor and Northwest Houston. Local destinations include Katy Mills Mall, LaCenterra at Cinco Ranch, and Katy Asian Town & Marketplace. Easy I-10 and Grand Parkway (TX-99) access. Typical SFR price band: $380k–$1.2M depending on community. TMC commute: 40–60 min.

02

Cy-Fair ISD

Northwest Houston. One of Texas's largest districts by enrollment. Bridgeland, Towne Lake, Coles Crossing, and Fairfield are the communities I tour most. Many newer-construction communities. Local destinations include Cypress Towne Center and the Grand Parkway retail corridor. Hwy 290 and Grand Parkway (TX-99) access. Typical SFR price band: $380k–$900k. TMC commute: 35–55 min.

03

Fort Bend ISD

Southwest Houston. Sugar Land, Missouri City, Sienna Plantation. Check each campus's current TEA accountability rating at txschools.gov. Local destinations include Sugar Land Town Square and First Colony Mall. US-59/I-69 and Grand Parkway (TX-99) access. Shorter TMC commute than the west or northwest options. Typical SFR price band: $350k–$950k. TMC commute: 30–50 min.

04

How to verify a specific school

TEA (Texas Education Agency) publishes annual accountability ratings for each campus. School-zone boundaries update annually. For any address you are seriously considering, verify the assigned campus at the district's website and check its current rating at txschools.gov (TEA's official ratings site) before making an offer.

Beyond the district name: what else to compare.

01

Property tax by district

Your school district is one of the largest components of your Texas property tax bill. Two homes at the same price in different districts can carry meaningfully different annual tax bills. Always compare the combined rate (school district, county, city, and any MUD) for the specific address.

02

MUD exposure in newer communities

Many newer subdivisions inside all three districts sit within Municipal Utility Districts that financed infrastructure with bonds. That MUD debt adds to your property tax bill for years. Verify the MUD status and bond level for any subdivision before making an offer.

03

Commute from each district

Katy ISD and Cy-Fair ISD communities are generally 35–60 minutes from the Texas Medical Center depending on traffic. Fort Bend ISD is generally 30–50 minutes. If you work at the Energy Corridor, the west and northwest options shorten commute significantly. Verify your specific route at a realistic departure time.

04

Magnet and specialized programs

All three districts have magnet schools and specialized programs. Placement requires a separate application and is not guaranteed by address alone. If a specific program is part of your decision, confirm availability and the enrollment process with the district before choosing a neighborhood.

What families ask when comparing Houston school districts.

There is no single answer. The right choice depends on where you commute, which communities fit your budget, and what campuses are assigned to the addresses you are considering. Verify the current TEA rating for the specific campus and weigh it alongside commute and price rather than relying on a single ranking.
