Relocation · Hong Kong

Land in Houston, before you even think about buying.

First 90 days, first 12 months, first house. A relocation framework written for Hong Kong, Taiwan, and Singapore newcomers — by someone who made the same move.

What we do on a relocation

The 12-to-24 month path from landing to first home.

  • Pre-landing call.Visa status, family size, school priorities, work location, budget. Before you fly, we draft a shortlist of neighborhoods and a rental plan for the first 12 months.
  • Rental setup, no SSN.Most Houston landlords want a U.S. SSN. We work around that with employment letters, prepaid rent, larger deposits, and landlords who understand newcomer profiles.
  • First 30 days checklist.Bank account day 1, Texas DL, vehicle registration, school enrollment, healthcare setup, utilities. The boring stuff that gates everything else.
  • U.S. credit from zero.Secured cards, authorized-user setup, credit-builder loans. 12–18 months of careful work to qualify for a conventional mortgage.
  • Area scouting.Cantonese-density neighborhoods, Asian grocery, weekend church/community, kid extracurriculars. The non-MLS factors that decide whether the move feels right.
  • First-home plan. When the rental lease ends and credit is built, we run the buyer playbook. Most relocation clients move from rental to first home at 18–24 months.
Why this is different

What standard buyer reps miss with HK relocation.

01

The first 12 months matter more than the first house

Most buyer agents only talk to you once you’re ready to buy. By then, you’ve already chosen a rental neighborhood and built habits. That decides which area you’ll buy in — not the listing search.

02

School-zone search runs before the listing search

HK families search by school first. Houston ISD boundaries are not what you think they are. We pin down the target schools before we look at houses.

03

The cultural infrastructure is real

Where the Cantonese community concentrates (Cypress 77433/77095, Sugar Land 77479, parts of Katy 77494) affects weekend life, kids’ friendships, and resale to the next HK family. It’s not a small factor.

Relocation questions

What newcomers ask first.

Almost never. You don’t know which neighborhood fits your daily life yet, your U.S. credit is too thin for conventional financing, and you haven’t built the local relationships that make buying safer. Rent for 12–18 months, then buy with real data.
