Common questions

What clients ask before the first call.

Yes. Three common paths: conventional mortgage with U.S. credit, ITIN mortgage for non-residents without an SSN, and foreign-national loans for buyers based outside the U.S. Each has different down-payment thresholds (typically 20 to 35 percent), credit requirements, and rate premiums. The right path depends on your visa status, U.S. credit history, and whether U.S. tax returns exist.

Yes. Since the August 2024 NAR settlement, Texas REALTORS® must have a signed Buyer Rep Agreement (BRA) before showing MLS listings. The BRA defines the agent's duties, term, and compensation in writing. It can be limited to a single property, a single day, a week, or a longer engagement. It is not an exclusive forever contract.

All three rank among Texas's top-performing districts and serve Houston's largest Cantonese-speaking communities. Cy-Fair ISD (Cypress 77433, 77095) has newer construction and the deepest Cantonese social infrastructure. Katy ISD (77494) has the highest average test scores and strongest college placement. Fort Bend ISD (Sugar Land 77479) is the most diverse and offers the easiest commute to the Texas Medical Center. School-zone boundaries change, so always verify a specific property with the district.

Three usual transition paths. (1) Buy first, then sell, which requires bridge financing or strong cash reserves. (2) Seller leaseback, where you sell and rent the home from the new buyer for 30 to 60 days. (3) Sell, then rent short-term while you search. Each path has different cost, timing, and risk tradeoffs. We map this before listing, not after the contract.

Texas has no state income tax, so local governments fund schools, county services, and infrastructure through property tax. Effective rates in Greater Houston typically run 2.0 to 3.0 percent of assessed value annually, higher than California or New York but offset by no state income tax. First-time Hong Kong buyers should budget property tax into monthly cash flow alongside the mortgage. The Homestead Exemption reduces the taxable value for owner-occupied homes.

Yes. Hurricane Harvey (2017) flooded many homes outside FEMA-designated flood zones, so the official maps under-report risk. Every property should be checked against three datasets: the FEMA Flood Map, the Harris County Flood Education Mapping Tool, and the property's specific flood-claim history. Flood insurance is mandatory in Special Flood Hazard Areas and strongly recommended in 500-year zones. We pull all three before any serious offer.
